If you are looking for a manufactured home in Denison, TX, the first decision is not the floor plan. It is the retailer. In Grayson County the home you pick, the way it gets to your land, the crew that sets it, and the loan behind it all run through one lot, so choosing that lot well saves you headaches for years. This guide walks through what to look for in a manufactured home retailer, using the standards Texas and HUD actually set, and explains where Hench's of Denison Mobile Homes fits in.
Texas regulates manufactured housing through the TDHCA Manufactured Housing Division, under the Texas Manufactured Housing Standards Act (Chapter 1201 of the Texas Occupations Code). The division licenses retailers, salespersons and installers, and its records search lets you look up any license holder.
TDHCA's own consumer tip sheet puts it plainly: "It is to the buyer's advantage to purchase a manufactured home from a licensed retailer," and "the installation of a manufactured home can only be performed by a licensed retailer or licensed installer." Skip that step and, as the tip sheet warns, you may not be eligible to make warranty claims.
Hench's of Denison lists its Texas retailer number, RBI 34559, on its locations page. Whatever lot you visit, ask to see the license.
Every new manufactured home built in the United States after June 15, 1976 must be certified by its manufacturer as meeting HUD's Manufactured Home Construction and Safety Standards, which cover the body and frame, thermal protection, plumbing, electrical systems and fire safety. Each transportable section carries a certification label, usually called the HUD tag, and a data plate inside lists the wind, snow and roof load zones the home was built for. HUD's homeowner resources page is a good read before you shop.
The homes on the Hench's of Denison lot come from five builders: Solitaire, Clayton, Jessup, NXT and TRU. That is also the quick answer to the "mobile vs. manufactured" question the lot gets asked: "mobile home" technically means a home built before the June 1976 HUD code, and "manufactured home" means one built to it.
A single-brand lot can only show you one builder's way of doing things. Hench's describes its lot as "5 top builders, compare on one lot," and in practice that means you can walk a compact TRU single-wide and a large Jessup double-wide on the same afternoon. The current catalog runs from the Tulip, a 2-bedroom, 1-bath TRU Mini at 544 square feet (12' x 48'), up to double-wides like Jessup's The Roosevelt, a 3-bedroom, 2-bath home at 1,680 square feet (32' x 56'). The lot carries both new and pre-owned single-wides and double-wides.
Prices are not listed online because they change as new homes arrive, so call or visit for today's numbers.
A manufactured home is only as good as its installation. HUD advises buyers to list all installation services separately in the contract, and TDHCA says the ground should slope away from the home and the site should be cleared before setup. Hench's of Denison says transport, set and finish are coordinated from its Denison lot to your land, and that it has been doing so since 1983. When you talk to any retailer, ask exactly which of those steps are in writing, who the installer is, and whether that installer holds a Texas license.
A retailer that works with several lenders can shop your application more widely than one tied to a single bank. Hench's of Denison says it works with multiple lenders through one application, welcomes all credit situations, and offers land-home packages for buyers who are financing the home and the land together. The site notes that most of its buyers place the home on land they already own. HUD also strongly encourages buyers to talk with a HUD-approved housing counseling agency before searching for a home.
TDHCA adds two more pieces of advice worth following anywhere: don't sign anything without reading it first, and inspect the home inside and out as soon as possible after you move in, reporting any problems in writing by certified mail.
Hench's of Denison Mobile Homes has been family-owned since 1983, and the people who walk you through the lot are the same people who follow your home to your land. The lot says it runs on a no-pressure approach and a price promise: bring a quote from somewhere else and Hench's says it will work to beat the price, the terms, or both, and if the quote you have is already a good one, it will tell you straight. That is Hench's own claim, so take the quote in and see.
The lot sits at 4526 Texoma Pkwy in Denison, just minutes from Sherman and a short drive from anywhere in Grayson County.
